I will be your advocate. Your concerns are valid and not having an in depth knowledge of construction can put you at a significant disadvantage in negotiations. I'll be your voice when needed.

Garage Addition
Adding a garage requires approval of the neighborhood association, sidewalk encroachment permits and modification to the public right of way before you even get to apply for your building permit. Then a special shoring permit is required to stabilize the home above while the existing foundation is removed. The sandy soil collapsed during excavation so a chemical grout need to be injected to stabilize the neighboring foundations. The we poured an new foundation up to the underside of the existing walls. We found old photos of the neighborhood to recreate the decorative trim on the front facade and the original stair railings had been boarded over with minimal repairs needed.

Construction Loans
The list of documents and supporting materials that a bank will ask for can be daunting to say the least. I've managed that process both for myself and on behalf of my clients. I'll help you work with your bank to get to the finish. line.
Punch List
The bane of the remodel process. Nobody likes it and it can be tough to pinpoint what should be part of the contract and what is a justified added cost. I'll distill the list, negotiate a fair way to proceed and keep on it until it's done.
Forensic Evaluation
I've taken over five multi-million dollar home renovations midstream. In one case the contractor was having personal issues that overrode his ability to perform. In three cases the contractor took on too much work and hired superintendents that looked good on paper but were not qualified. In one case the homeowner allowed the architect to authorize change orders and when the invoices came in the finger pointing unfortunately broke the team beyond repair.

First and foremost, let's make sure we never get to that point. If you are at that point already, I will help with a systematic evaluation of the causes of failure, the scope of damage, responsibility and most importantly corrective solutions.
I Just Don't Want To
Think of me as a highly experienced and specialized personal assistant. You give me marching orders and I execute. We agree on when I need to come to you for top level decisions and I'll manage the small details. I'll report at intervals based on your schedule and you'll know that things are progressing while you focus on your priorities.
